S3DA Design is providing specialized structural engineering services for the Zuni Solid Waste Complex in Zuni, New Mexico, supporting the project with detailed cold-formed metal framing (CFMF) design calculations in compliance with IBC 2021 and applicable New Mexico amendments. 

S3DA’s Structural Scope of Work 

  • Cold-formed metal framing (CFMF) design calculations per IBC 2021, AISI S100, and AISI S240 
  • Design of loadbearing and non-loadbearing CFMF wall studs, tracks, and headers 
  • Deflection and drift compatibility checks for CFMF partitions adjacent to primary steel framing and braced frames 
  • Design of slip tracks and movement joints to accommodate roof and floor deflections 
  • Anchorage design of CFMF systems to slab-on-grade, foundations, and structural steel 
  • Coordination of framing design with fire-rated, acoustic-rated, and impact-resistant wall assemblies 

Key Challenges & Solutions

Our firm is providing full Mechanical, Electrical, Plumbing (MEP), and Fire Sprinkler engineering design for a new approximately 9,500 SF office project in Pauma Valley, California. The scope includes permit-ready MEP and fire protection drawings prepared in AutoCAD, along with California Title 24 energy compliance. 

Mechanical design services include HVAC system selection, heat load calculations, rigid ductwork layouts, roof plans, and detailed schedules. Electrical design covers complete lighting and power distribution, panel schedules, and single-line diagrams to support safe and efficient building operation. Plumbing design includes domestic water, sanitary drainage, and natural gas systems with coordinated riser diagrams and calculations. The fire sprinkler scope includes system layout, hydraulic calculations, material lists, and detailed specifications to meet applicable code requirements.

S3DA Design provided comprehensive Structural and MEP engineering services for a new aircraft hangar facility in Georgia, designed to support aviation operations, maintenance, and future growth. 

The project features a 120’ × 120’ Pre-Engineered Metal Building (PEMB) with a 32’ eave height and a total footprint of 14,400 SF, including a 1,000 SF office area engineered to accommodate a future office mezzanine / storage deck. The hangar includes a 110’ wide aircraft door, slab-on-grade construction, and a sprinklered Type IIB structure with 3-phase power. 

Structural Engineering Scope 

  • Foundation and slab-on-grade design accounting for wind, seismic, dead, and live loads 
  • Spread footings, grade beams, slab thickening, and jointing for the PEMB system 
  • Independent aircraft door foundation design, coordinated with manufacturer reactions 
  • Anchorage and embed design for columns, frames, and door bays 
  • Office mezzanine structural design, including gravity and lateral systems, vibration and deflection control, slab checks, and PEMB tie-in strategies

Our team provided specialized structural engineering design services for an interior renovation project in Fredericksburg, Virginia, focused on a raised floor system and revolving door opening infill. 

The scope included the design of a cold-formed metal stud raised floor system constructed over an existing concrete slab, elevating the finished floor by 6 to 12 inches. The design addressed gravity and lateral loads for commercial/assembly use, vibration performance, anchorage to the existing slab, and transitions such as steps, ramps, and edge conditions. 

In addition, we performed structural analysis and design for the infill of an existing 8 ft by 8 ft revolving door opening, including new framing, header and jamb reinforcement, and anchorage to the surrounding structure. 

Deliverables included a consolidated calculation package suitable for permit and plan-check review, along with detailed structural drawings covering framing plans, sections, transition details, connection details, and material specifications. 

This project highlights our expertise in cold-formed steel design, retrofit conditions, and structural coordination within existing buildings.

We provided a complete, coordinated MEP design package for a new tenant improvement project located in the dynamic Harvest Development in Woodinville, WA. This project involved the full build-out of a commercial space, requiring specialized engineering to ensure functional efficiency, safety, and code compliance for the Pacific Northwest climate.

Our comprehensive scope of work included:

  • Mechanical Design: A complete HVAC system, featuring a detailed Heat Load Report, full mechanical plans, and the design for robust rigid ductwork secured to the building’s structure for optimal air distribution and longevity.
  • Electrical Design: Development of the full power distribution infrastructure, including the Single-Line Diagram (SLD), panel schedules, and detailed Lighting & Power floor plans to serve all operational needs.
