S3DA Design provided the complete plumbing design package for a modern modular bungalow in Altadena, CA. Designing for modular construction requires precise coordination to ensure that all factory-installed plumbing components align perfectly with on-site utility connections, all while meeting strict California building codes.

Our technical scope of work included:

Utility Floor Plans: Detailed Domestic Water and Sanitary Drainage floor plans specifically engineered for modular chassis integration.

Vertical System Design: Development of 2D Riser Diagrams for water and sanitary systems to ensure efficient venting and flow within the bungalow’s compact architectural footprint.

Gas Infrastructure: A full Natural Gas floor plan and a detailed Isometric Riser Diagram, providing safe and efficient fuel distribution for residential appliances.

Compliance Documentation: Comprehensive Plumbing Specifications, Schedules, Calculations, and Details necessary for both factory production and local building permit approval.

MEP design & T24 for a Modular 2-Bedroom Unit in California

Our team provided complete Mechanical, Electrical, and Plumbing (MEP) engineering design along with California Title 24 energy compliance for a modular 2-bedroom residential unit intended for deployment across multiple locations.

The MEP design includes full HVAC system engineering with heat load calculations, mechanical floor and roof plans, refrigeration and condensate piping, electrical lighting and power layouts, panel schedules, single-line diagrams, and comprehensive plumbing systems covering domestic water, sanitary drainage, rainwater management, and natural gas distribution.

To support statewide use, we prepared Title 24 energy reports for nine California climate zones, modeling the building envelope and systems using approved software and providing multiple equipment and insulation options to meet varying energy performance requirements.

This project demonstrates our expertise in designing scalable, repeatable, and code-compliant MEP solutions for modular housing applications across diverse climate conditions.

Our team has been engaged to deliver comprehensive MEP engineering design services for the Avalon Civic Center Housing Project in Avalon, CA.

Phase 1 involves preparing the SD set and 50% DD set, including a building load study, water system materials, HVAC specifications, panel sizing, MEP routing, and Title 24 compliance narrative. Detailed designs cover HVAC load reports and layouts, electrical power distribution and low-voltage systems, and plumbing systems with both domestic water and saltwater sanitary provisions.

Phase 2 advances the design to the 50% DD set and CD set, expanding into fully detailed mechanical, electrical, and plumbing documentation, including coordination with the utility provider and complete construction-ready plans.

This multi-phase approach ensures that the project is delivered with efficiency, accuracy, and compliance, while meeting the unique demands of Avalon’s Civic Center Housing development.
